Purchasing and owning a property in Turkey imposes Taxes paid for the governing state of the property’s location, these property taxes are mandatory on Turks and foreigners alike, with some exemptions.
The property taxes in Turkey are:
1- Tapu tax, (Title Deed tax), which is 4% of the property's value. - Paid only once.
2- VAT, which is normally 18% of the property's value. - Paid only once.

Annual Property Tax in Turkey:
Owning a property in Turkey of any type whether a house, land, office, shop, etc… obliges you to pay the annual tax. It is not possible to give a fixed percentage of the amount of the annual property tax in Turkey as its amount differs from a property to another, depending on the property’s value, location, the governing municipality, and its type as well (commercial or residential), all these factors play an important role in determining the annual property tax’s value in Turkey.
How to pay the Annual Property Tax in Turkey?
1- By going to the municipality’s division and paying taxes directly.
2- Via any PTT branch, which is an official post office found all around Turkey’s neighborhoods.
3- Via the electronic government website: E-Devlet.
4- Via your municipality’s official website. Every municipality in Turkey has a website for bureaucratic procedures. e.g: Beylikduzu Belediyesi, and Avcilar Belediyesi.
Who is exempted from paying the annual property tax in Turkey?
The Turkish law exempts the following individuals from paying the annual property tax *under certain conditions:
1- Widows.
2- Housewives.
3- Retirees.
4- Direct relations to veterans and martyrs.
The conditions broadly state that the exempted owners must be owning only one property no larger than 200 square meters without having any shares in other dwellings.
